When you have viewed a property and wish to progress your application, you will need to arrange an appointment with a member of our Property Management Team in order that we can establish your requirements and explain the service we offer to our tenants.
Referencing (fee: £120.00 per person) including VAT
We will ask you to complete a Homelet Referencing Form and return it to our office prior to your appointment together with proof of residency, passport and a current utility invoice.
Tenancy Agreement (fee: £126.00) including VAT
Once references have been accepted and negotiations are complete we will draw up your tenancy agreement. Should your references come back as unacceptable or if for any reason the landlord decides to withdraw your application, your £126 will be refunded. If, however, you withdraw for any reason your £126 will be forfeited.
The total administration cost is therefore £246 for a single person and £366 for a joint application.

You will be required to pay the above charges before references are requested. Properties will remain on the market until the tenancy agreement has been signed by all parties and the deposit paid.
We use an independent Inventory Clerk to check you into the property to confirm the condition of the premises before you move in. This will safeguard your deposit and you will receive a full schedule of condition and inventory of the property. This fee is dependent on the number of bedrooms as follows:
One Bedroom £112.50
Two Bedroom £132.00
Three Bedroom £157.50
Four Bedroom £180.00
This fee will be added to your initial invoice along with the rent and deposit, which will be due on or prior to your tenancy start date. This payment will need to be cleared funds by way of a banker’s draft, building society cheque, cash, or a direct bank transfer. All payments are to be made payable to Hydegate Estates.
A deposit is usually a sum equivalent to 6 weeks rent or 8 weeks rent if you have permission to keep a pet.
Hydegate Estates will forward your deposit to the Deposit Protection Service for safekeeping once your tenancy has commenced. Full Terms and Conditions will be issued with your formal offering letter
If your existing tenancy comes to an end and a new Tenancy Agreement is prepared, there will be a cost of £126.00 including VAT to the tenant.
The Landlord will pay for the check-out fee which is inclusive of VAT.
