On receipt of your instructions Hydegate Estates will:

  • put the property on our register of properties for letting and mail to applicants and relocation agencies as necessary.
  • advertise (at our discretion) the property in local newspapers
  • advertise the property on the internet, hydegate.com, rightmove.co.uk and propertyfinder.com.
  • provide a flag board indicating the availability of the property for letting. This will be altered to indicate when the property has been let and may remain for up to 14 days after the commencement of the tenancy.
  • arrange for interested applicants to view the property and where appropriate will accompany the applicant.

When a prospective Tenant has been found, we will: -

  • apply for references
  • prepare the Tenancy Agreement ready for signature by the prospective Tenant and Landlord. (When required we can sign on the landlord's behalf but we will require your prior written consent.)
  • arrange for the preparation of an Inventory and Schedule of Condition. This will be an independent inventory clerk.

On receipt of satisfactory references we will: -

  • collect from the prospective tenant such rent and deposit as has been agreed between the parties.
  • arrange for the Tenancy Agreement to be signed in the presence of an independent witness.
  • arrange for the Tenant to be checked into the property. This will be carried out by an independent Inventory Clerk or by a member of our staff.
  • arrange for service meters to be read and the appropriate authorities informed of the readings and change of occupier.
  • arrange for the Tenancy Agreement to be stamped by the Inland Revenue if appropriate.


Once the Tenant has moved in we will: -

  • supervise rent collection
  • prepare a monthly rent statement and transfer net monies to the Landlord
  • during the course of the tenancy arrange to visit the property at periodic intervals to ensure that the tenant is complying with their obligations.
  • liaise with both Landlord and Tenant to keep both parties informed of any matters relating to the tenancy.
  • arrange for repairs or ongoing maintenance using our regular contractors or if you prefer contractors of your choice. (In an emergency we reserve the right to instruct our regular contractor if yours is unobtainable.)
  • serve any notices on the tenant as necessary to protect the landlord's security.

At the end of the tenancy we will

  • arrange for the Tenant to be checked out of the property and itemise discrepancies on the Inventory and Schedule of Condition. (This will be carried an independent Inventory Clerk or a member of our staff).
  • report to you and take your instructions concerning any irregularities or discrepancies on the Inventory and Schedule of Condition.
  • do our best to replace any broken or missing items claimed for and instruct contractors to make good or repair any damage.
  • arrange for the final meter readings and for the utilities to be transferred back into the Landlord's name.
    when we are satisfied that the Tenant has met his obligations, return his deposit less any deductions which have been made necessary by the Tenant in order to terminate the tenancy in a satisfactory manner.
  • prepare a final statement of account and take your instructions concerning re-letting the property.
