Introductory
Letting Service
On
receipt of your instructions indicated by your
signature on the enclosed Acceptance of Conditions
Form, HYDEGATE ESTATES will:
- put
the property on our register of properties
for letting and mail to applicants and relocation
agencies as necessary.
- advertise
(at our discretion) the property in local
newspapers
- advertise
the property on the internet at hydegate.com,
rightmove.co.uk
and propertyfinder.com.
- provide
a flag board indicating the availability of
the property for letting. This will be altered
to indicate when the property has been let
and may remain for up to 14 days after the
commencement of the tenancy.
- arrange
for interested applicants to view the property
and where appropriate will accompany the applicant.
When
a prospective Tenant has been found, we will:

- apply
for references
- prepare
the Tenancy Agreement ready for signature
by the prospective Tenant and Landlord. (When
required we can sign on the landlord's behalf
but we will require your prior written consent.)
- arrange
for the preparation of an Inventory and Schedule
of Condition. This will be with an independent
inventory clerk.
On
receipt of satisfactory references we will:

- collect
the deposit from the tenant and forward to
the deposit protection service.
- arrange
for the Tenancy Agreement to be signed in
the presence of an independent witness.
- arrange
for the Tenant to be checked into the property.
This may be carried out by our own staff or
an independent inventory clerk.
- arrange
for service meters to be read and the appropriate
authorities informed of the readings and change
of occupier.
- prepare
a file containing copies of relevant information
for retention by the Landlord.
- prepare
a statement of account indicating monies received
in respect of the tenancy and deductions as
agreed with the landlord on the signing of
our Acceptance of Terms Form.
- transfer
net monies to the Landlord.
The
responsibility for the tenancy including the
service of any statutory notices, checking the
property, collection of rent, supervision of
repairs, liaison with the Tenant, checking out
at the end of the tenancy and return of the
Tenants' deposit from this point onwards will
be that of the Landlord or his appointed representative.

in our Full
Management Service.
